Il dresse l\u2019\u00e9tat des dettes, des<br>cr\u00e9ances et la situation de la tr\u00e9sorerie de la copropri\u00e9t\u00e9.<br>Pour toutes les copropri\u00e9t\u00e9s, notre comptabilit\u00e9 se fait sur base du PCMN et donc, en partie double. Nous utilisons un logiciel comptable professionnel qui nous donne une fiabilit\u00e9 et une rigueur parfaites pour la tenue<br>des comptes.<br>Nous nous engageons \u00e0 :<br>\u2022 Recevoir les factures, les notes de frais et les v\u00e9rifier.<br>\u2022 Effectuer le paiement des frais.<br>\u2022 Imputer les frais en fonction de l&rsquo;acte de base.<br>\u2022 \u00c9tablir au moins trimestriellement un appel de fonds et annuellement un d\u00e9compte complet.<\/p>\n<p>Surveiller le paiement des charges et envoyer des rappels, calculer les int\u00e9r\u00eats et indemnit\u00e9s de<br>retard pr\u00e9vus.<br>\u2022 Int\u00e9grer les comptes de chauffage, d&rsquo;eaux froide et chaude, effectu\u00e9s par une soci\u00e9t\u00e9 charg\u00e9e des<br>relev\u00e9s et \u00e9tablissement des d\u00e9comptes.<br>\u2022 Tenir la comptabilit\u00e9 g\u00e9n\u00e9rale de gestion de l&rsquo;immeuble.<br>\u2022 Tenir \u00e0 la disposition du conseil de copropri\u00e9t\u00e9 les factures en vue d&rsquo;une v\u00e9rification.<br>\u2022 Conserver les archives, les factures et tous les proc\u00e8s-verbaux d&rsquo;assembl\u00e9e depuis le d\u00e9but de la copropri\u00e9t\u00e9.<\/p>\n<p><br><\/p>\n<p><br><\/p><p><br><\/p>\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-1c4aad4 elementor-widget elementor-widget-text-editor\" data-id=\"1c4aad4\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t<p><br><\/p>\n<p>\nGestion technique :\n\nLe syndic veille \u00e0 la conservation des parties communes, au maintien en bon \u00e9tat de fonctionnement des<\/p>\n<p>installations techniques. Il propose \u00e0 l\u2019association des travaux \u00e0 entreprendre pour r\u00e9nover l\u2019immeuble ou<br>l\u2019adapter aux techniques nouvelles ou aux dispositions l\u00e9gales.
